Allow time to act on the findings
Try to arrange the survey with enough time to read the report and resolve important questions before committing to the purchase. A report arriving at the last moment can leave little room for further investigation.
Prepare the information
Provide the full address, sales particulars, known alterations and concerns. If there are restrictions on access, disclose these before the visit so the scope can be assessed.
Coordinate access
The seller or agent usually needs to arrange entry. Confirm that relevant areas can be reached safely and ask whether keys are available for garages or other buildings within scope.
Avoid an assumed turnaround
Inspection and report dates depend on availability and the agreed service. Obtain confirmation rather than assuming that an online enquiry reserves a slot.
Build in a follow-up stage
After reading the report, discuss unclear findings and pass documentary questions to your solicitor. A specialist investigation may need its own appointment.
