Southend Surveyor

A mortgage valuation is not your survey

Understand the difference between a lender valuation and an independent home survey for your purchase.

Different purposes

A lender’s valuation supports the lending decision. Your home survey is commissioned to help you understand the property’s condition within an agreed inspection and reporting scope.

Do not infer a condition assessment

The lender may arrange its valuation in a way that does not provide you with a detailed inspection report. A mortgage offer should not be treated as confirmation that the building has no significant defects.

Choose the information you need

A Level 2 or Level 3 survey can help identify defects and further enquiries before purchase. Which level is suitable depends on the building rather than the lender’s valuation process.

Check whether valuation is included

A home survey fee does not necessarily include a market valuation or reinstatement assessment. If you need either, ask whether that service is available and expressly included in the appointment.
