Southend Surveyor

Buying a home with alterations

Questions to raise about extensions, loft conversions and removed walls before buying an altered property.

Identify the phases of work

Ask what was changed and when. Extensions, roof conversions and open-plan layouts may involve different construction and responsibilities from the original building.

Tell the surveyor early

Point out known alterations and send available plans or particulars. A change in layout can affect the service recommended and the inspection questions.

Ask for records through your solicitor

Relevant approvals and completion documentation need legal enquiries. The survey considers visible condition; it does not certify that historical work has every required approval.

Understand concealed limitations

Supports, foundations and other structural details may be hidden. If there is insufficient information or concerning evidence, further investigation may be recommended before commitment.
