Start with suitability
The right survey depends on the building’s construction, condition, alterations and the information you need. Price and property value alone are not reliable measures of the appropriate level.
Level 2: a condition-focused service
A conventional property in reasonable condition may suit a Level 2 Home Buyer Survey. The report identifies significant visible defects, relevant risks and maintenance matters within the agreed scope.
Level 3: a more detailed assessment
Older, altered, unusual or neglected properties may benefit from a Level 3 Building Survey. The greater depth of reporting can help explain construction, defects and the implications of findings.
When a conversation is essential
Listed buildings, known movement, underpinning or non-standard construction require a review before the scope is confirmed. A more expensive survey does not automatically replace a specialist investigation.
Tell us what you already know
Send the property particulars and explain your concerns. The online recommendation is provisional and a surveyor should confirm suitability before accepting the instruction.
